Who is E.D.A. Property built for?
Kenyan landlords, property managers and letting agents managing residential or commercial rentals: bedsitters, apartments, houses, rooms and shops. Choose a package that fits your properties, total rental units and team.
What is the difference between a property and a unit?
A property is a building, compound or separately managed site. A unit is one separately rentable space inside it. One apartment block with 20 flats counts as one property and 20 units. Occupied and vacant registered units both count, and the unit allowance is shared across all your properties.
Do tenant logins count towards my users?
No. The user allowance covers the owner and internal staff, including managers, finance staff and caretakers with maintainer accounts. Tenant portal accounts do not use those seats. Former tenant records are retained without a separate historical tenant limit.
How much does property management software cost?
E.D.A. monthly packages start at KSh 1,500 before applicable taxes. Each package includes the core rental tools; the property, unit and staff allowances increase with the package. Your subscription invoice shows the final amount due.
How do I register and activate my account?
Choose a package, create your account and verify your email. Follow the subscription invoice payment instructions. Paid access starts after payment is confirmed. This subscription invoice is separate from the rent invoices you create for tenants.
Does the system automatically collect or reconcile tenant M-Pesa payments?
The packages include payment recording, partial payments, receipts and outstanding balances. Automatic tenant M-Pesa reconciliation is not included in these advertised packages. Ask us to assess any payment integration you need before ordering.
What happens when I reach a package limit?
You can continue working with your existing records. To add more properties, rental units or staff than your package allows, contact us to arrange an upgrade. Upgrades are not automatically charged.
Are SMS, WhatsApp and setup services included?
Message delivery requires the relevant channel configuration and separately charged credits. Extensive data migration, onsite training and custom integrations are quoted separately. Contact E.D.A. to discuss your setup needs.
